The function of the Acquisitions & Dispositions Department is to manage single-family residential (SFR) asset sales and acquisitions on behalf of Picket's investor and asset management clients. The Acquisitions & Dispositions Department conducts market analysis, feasibility analysis, and due diligence on potential property purchases or sales.
This role will have the responsibility of building, growing and maintaining an agent team to service Picket clients. Additionally, this role will provide oversight and input to team members throughout the due diligence process until close. To fulfil this requirement, the DA may be required to travel domestically up to 20% of their time.
This role needs to be able to understand and motivate brokers & agents to act efficiently and proactively as representatives of the company, as well as supervising their analysis & underwriting of homes, while providing substantive inputs to the Technology and Product teams.
Responsibilities
- Lead acquisition & disposition process for deals under contract by providing oversight and management of due diligence processes
- Recruit, motivate, and retain sales agents and brokers
- Develop extraordinary knowledge of Picket's operating markets
- Perform financial analysis of potential acquisitions
- Research key trends within the SFR space and specific markets.
- Develop and maintain strong working relationship with key industry contacts, brokers, owners, investors
- Identify and source acquisition and disposition opportunities through the brokerage community as well as off market deals directly from property owners or through regular market visits
- Oversee underwriting of potential real estate investment opportunities
- Responsible for examining & evaluating the company’s process and identifying and implementing opportunities for improvement
Experience Required
- Minimum of 10 years SFR-related real estate experience in acquisitions and dispositions
- Excellent interpersonal skills that allow for the development of positive, long-term business relationships
- Strong analytical skillset
- Proven track record building and leading teams of agents, underwriting staff, and transactional support
- Established network of industry relationships
- Strong writing and presentation skills
- Ability to work entrepreneurially and to approach investment opportunities from an owner's perspective
- Ability to manage multiple transactions simultaneously
- Willing and able to travel at least 20%
